A Local's Honest Guide from Someone Who's Never Left

By Kara Shaffer  |  Engel & Völkers  |  Lifelong Severna Park Resident & Realtor

I grew up in Severna Park. I went to Severna Park High School, I’m raising my family here, and now I help other people find their way into this community as a realtor with Engel & Völkers. So when someone asks me, 'What's it really like to live in Severna Park, Maryland?' — I don't have to look anything up. I just tell them the truth.

The truth is: it's a really special place. And I'm not just saying that because I sell homes here. I'm saying it because I've seen it my whole life.

Where Is Severna Park, MD?

Severna Park (ZIP code 21146) is in Anne Arundel County, tucked between the Severn River to the south and the Magothy River to the north. We're about 10 minutes from Annapolis, 20 minutes from Baltimore, and close enough to D.C. that plenty of people commute there — especially since the Odenton MARC station is just down the road. It's genuinely one of the best-located communities in the entire state.

Growing up here, I always felt like we had the best of everything. Quiet streets and a small-town feel, but nothing was ever really far away.

The Neighborhoods: What to Know Before You Buy

Severna Park isn't one single neighborhood — it's a collection of them, each with its own personality. Some are tucked right on the water with private docks and marina access; waterfront homes here typically start around $800,000 and can go well over $1.5 million. The established inland neighborhoods — tree-lined streets, spacious yards, neighbors who've been here for decades — tend to run from the mid-$500,000s into the $700,000s. Those are often where families planting roots land first, and for good reason.

I've shown homes in almost every pocket of this town, and I'll tell you honestly: the neighborhood matters as much as the house itself. Come talk to me before you start looking — I can save you a lot of time by helping you figure out which part of Severna Park actually fits your life.

The Schools (This Is a Big One)

I went to Severna Park High School. My daughter goes to Severna Park High School. It's an excellent school— strong AP programs, incredible athletics, and a community that shows up for its students. Severna Park Middle School and the elementary schools are equally strong and consistently rank among the top in Anne Arundel County.

I hear it constantly from families relocating here: the schools are the reason they chose Severna Park over everywhere else. That tracks. For private school families, Severn School is right here in town and is a fantastic option. My son goes to St. Martin’s in the Field right on Benfield Blvd.

Honestly, if you have kids, you will not regret the school decision here.

The Commute: Better Than You'd Think

Annapolis is about 10–15 minutes away. Baltimore and BWI are 20–25 minutes. For D.C. commuters, the Odenton MARC station is a quick 10-minute drive, and the train gets you to Union Station in about 25 minutes. Fort Meade and NSA are also just a short hop — which is why so many government and contractor families end up here.

I've had clients who drove from Severna Park to D.C. every day and said they'd do it all over again. The community is just that worth it.

What I Love About Living Here

The Baltimore & Annapolis Trail — the B&A Trail — runs right through town. It's 13 miles of paved path and it is genuinely part of our daily life here. I've walked it thousands of times. On any given weekend you'll see strollers, cyclists, dogs, teenagers, retirees. It's where the community actually shows up together.

For dinner, Brian Boru is a classic — a real neighborhood Irish pub that's been a local staple forever. Vida Taco is newer and has this great outdoor patio setup with live music on warm nights. And the Severna Park Taphouse is exactly what you want after a long week. These aren't chain restaurants. They're places where people know each other.

Duckpin bowling at Severna Park Lanes, youth lacrosse and soccer in the fall, the smell of someone's boat coming into the marina at the end of the day — this is just life here. It doesn't feel like a lifestyle. It just feels like home.

The Market Right Now (2026)

Homes in Severna Park are moving quickly — typically around 25 days on market. The median home price is hovering around $758,000, and inventory stays tight because, frankly, people who live here don't want to leave. If you're a buyer, that means you need to be prepared to move decisively. If you're a seller, this is a strong market for you.

Either way, having a realtor who actually knows these streets — not just the data — makes a real difference.
